Why is manufactured housing so cheap? Well it is due to how it is produced. First off, manufactured homes are built using mass production techniques. As such, they are cheaper to produce. And since their construction is modular, modules can be added or subtracted. In a lot of cases, a lot of fancier building materials can be got for a much cheaper rate then retail. A lot of times, several home building kits are all ordered at the same time, which reduces the cost even further.

Another thing that helps manufactured housing get cheaper is a lot of materials that are inexpensive to produce. A lot of resins and other high tech materials used in modular home constructions cost pennies to produce and distribute.

Is Modular Housing a Good Option for Me?

A lot of people ask us “is modular housing a good option for me?” After all, it isn’t for everyone. Modular housing works best with people who are starting with a bare piece of land that they want to establish a building on. It also has to depend on the laws of your particular city. Some places aren’t zoned for manufactured housing. And manufactured housing also requires some special permits depending on whether you’re moving a home that’s already built or one that is coming in pieces to be assembled.

If you find out that your area allows it and you want to get something that is affordable though, then you have more options. One of the best ones is to get manufactured housing today.

Modular housing took off during World War II, where large numbers of bases had to be built and quickly to support the war effort.  Following the post war boom, a lot of GI’s wanted their slice of the American dream.  A lot of them, used to travel left their hometowns and spread across the US, and with them came the need for affordable housing.  

A lot of older modular homes weren’t big on comfort however.  They were cramped. A dining area barely held two people, and if you had a family, it was usually all in one room.  But to give you an idea  just on space alone, you could easily fit an older model mobile home inside a modern manufactured home.  Modular homes can be as spacious if not more so than stick built housing.  However, it isn’t just in the area of space that modular homes have improved.

Manufactured Housing and Keeping Comfortable

Older style trailers and manufactured homes were not the greatest on insulation.  Usually the insulation, if there was even any present, was at most about 1/4 th of an inch thick.  When the air conditioning or heater was turned on, these homes were comfortable.  However, the minute they shut off, within two minutes it was hard to tell much of a difference between the outside and the inside temperatures.  However, with changes to design also came changes to insulation and energy efficiency as well.

Why get manufactured housing?  Well for one thing, cost.  How much cheaper are manufactured homes?  The figures vary, but sometimes modular home construction can save you upwards of 30% off of traditional, or stick built housing.  And modern modular homes have come a long way from their mobile home roots.

Mobile homes used to have a bad reputation.  They were thought to be low class and shoddy construction.  Usually the only people who bought them were from rural and uneducated areas or people on fixed incomes like retirees.  However, with housing costs rising across the country, even in Arizona, manufactured homes are getting a much deserved second look from potential home buyers.  While cost is a good reason to get them, there is also how easy it is to add to a modular home.

Can I Add On to a Modular Home?

A modular home is, well, modular.  That means that it is surprisingly easy to add a module to an existing structure.  And unlike truly mobile homes that are designed to be hitched up and moved behind a car or truck, a modular home is designed to either be sent in pieces and assembled at the home site, or hauled on a flatbed for a one time delivery.  Either way, the home is secured to a concrete slab and in a much faster rate of time than a traditional home, you have a house up and ready for use.  This is one key advantage that a modular home has over stick built houses.

So, remember, that as a home buyer starting with just a plot of land, you have options.  One very good option you may not have considered:  installing a manufactured home.

Manufactured Housing Part 2: Know Your Laws and Rules

Part two of our series on manufactured housing explores the legal things you must be aware of before you buy and build.

Like all forms of housing, manufactured housing requires the builder to build it with a bit of common sense.  You want to make sure that you have all appropriate legal permits before you buy your home.  You also want to verify that zoning of your particular area permits housing to be built.  For example, if you try to install manufactured housing in an area that is zoned for heavy industrial, even if you get your home built you might find that it is in violation of zoning ordinances which would mean that your cheap alternative will be more expensive once the fines are added in.

If you’re in doubt, check with your local municipal government as well as a professional manufactured home builder.  Both of them should easily be able to tell you what permits you’re going to need. In addition to building permits, make sure you have everything planned before you buy and build.  It is the details that are the most important.

Manufactured Housing and What Else You’ll Need

First off, make sure that you know the area you’re going to build in.  Make sure your manufactured home isn’t going on a flood plain.  Does the area have municipal water and sewer lines?  Is there a wiring and/or communications junction near the property?  You’re going to need all of this before you get manufactured housing.  You don’t want your home built only to find out you can’t flush your toilet or switch the lights on.

So, remember, whether something is easy or hard depends on a lot of things.  But if you use a bit of common sense, and have an awareness of the laws and rules, then manufactured housing may be for you.

About the only things that manufactured housing shares with its past are the fact that the housing is manufactured and that it is a lower cost alternative to a frame or masonry home.  The insulation, once thin and largely ineffectual has improved with new technologies, and is now comparable to insulation used in other homes as well.  And considering that you can get manufactured housing in the same square footage as a lot of larger homes, it’s image as a jumped up trailer is gone as well.

Why Should I Think about Manufactured Housing?

Well, as we mentioned above, manufactured housing is cheaper than frame or masonry homes, to the tune of 60% cheaper in some cases.   A lot of people can benefit with this lower cost alternative, from young couples starting out to retirees on a fixed income who want a home.  In addition, such housing is a great starter home if you have a property in a rural area, which Arizona has in abundance.

So whether you have a small plot of land in the city, or a few acres up in the mountains, remember, times have changed, as have the options available to you for home ownership.  One option that you have?  Manufactured housing of course.

We know what you’re probably thinking.  Manufactured housing is not exactly beautiful.  However, what you are thinking of is probably something a lot older.  A new manufactured home is part of a next generation of materials that have improved the energy efficiency as well as aesthetics, while at the same time keeping prices down.  Insulation has come a long way from the pink fuzz so common to prefabricated housing form the 40’s to the late 70’s.

The old days, a manufactured house was one jump above a mobile home, and was essentially a tin box with paper thin insulation that did little to nothing to keep the temperature down.  Air conditioning or a swamp cooler would keep such places cool until the air shut off. Then within seconds, the temperature started to go up.  Fortunately, though, those days are past, and energy efficiency is the result.

Insulation and Manufactured Homes

Modern manufactured homes are better insulated now, with the latest and safest technologies.  A lot of older insulation was either asbestos or fiberglass, both of which are not very good for your health.  Modern insulation uses foam resin that solidifies and is both flame retardant as well as an excellent source of insulation.

As a result of this, your A/C can shut off, and it is several minutes before you start to feel any increase in temperature.  As Arizona has extreme temperatures in the summer, this could literally mean the difference between life and death.  And more places are cropping up for manufactured housing, particularly on the east side of the valley.
